TERMS & CONDITIONS of RG International B.V.

For the 2016 Summer Games in Rio, we have specific Terms & Conditions.

Deposits
To reserve an apartment we need a 35% minimum rental deposit. For New Years and Carnival we require a minimum 50% deposit. For some apartments we need a different deposit, which will be communicated before you reserve. This rental deposit will be credited towards your rental balance. The balance of the rental deposit is due in cash at arrival or via online payment 1 week before you arrive in Rio. Besides the deposit for rental, we need a deposit for security. The height of it depends on the apartment you are renting. You can pay the security deposit in cash at arrival (and will be returned at departure) or 1 week before you arrive via bank or credit card or PayPal (this will be refunded to you within 5 days after you have left).

The way to pay rental deposits is a direct bank transfer/wire to our company’s bank account in the Netherlands. For some reservations, it is possible to pay via a secure site where you can enter your credit card information, PayPal or Pay by Bank (in case of certain online banking systems like IDEAL, Bancontact / Mister Cash, Sofortbanking, Giropay, etc.). All of our online payments are secure and handled by our service provider ICEPAY.

Secure online payments with Payment Service Provider ICEPAY
As a Payment Service Provider, ICEPAY offers merchants the possibility to offer all kinds of payment methods, such as iDEAL and PayPal, in their webshop or site. This way, you as a consumer can do your online transaction to RG International B.V. in a safe and sound payment environment. ICEPAY is only responsible for the handling of your online payment and does not have any influence on the delivery of your online ordered products and services. Deposits for rentals are Non-refundable
In case you cancel your reservation, we will not refund any deposits for rentals. Any security deposits paid will be refunded.

Payments above EURO 500
In case your payment for the Deposit or Remainder of the Rent is higher than EURO 500, we only accept it by Bank or in cash (when paying the remainder at arrival).

Cancellations by us
If RG International B.V. cancels a reservation, you will be entitled to a full refund of all deposits paid and will be done within 2 weeks after our cancellation notice. When RG International B.V. cancels a reservation due to breach of contract caused by client, it is not seen as a Cancellation by RG International B.V..

Check-in time
Standard Check-in time is at 02.00 PM (14.00 hours). If the apartment is not rented the night before (which may change in the period that you book till the moment you arrive), you might be able to check in earlier; however this is not guaranteed and no right.

Check-in procedures
1. When you paid all rent and the security deposit upfront (so not a remainder in cash at arrival), we will leave the keys with the doorman in an envelope, where you check yourself in (all relevant information will be in our contract). If you ride with our driver he will pass the keys to you instead.
2. If you need to pay a remainder of the rent or the security deposit in cash and you arrive BEFORE 22.00 hours at the airport, there will be someone coming to the apartment to receive it and give you the keys. If you ride with our driver (if booked) he will give the keys to you and receive any money owned.
3. If you need to pay a remainder of the rent or the security deposit in cash and you arrive AFTER 22.00 hours at the airport our driver (mandatory for BRL 150) will pick you up and bring you to the apartment where he will give the keys to you and receive any money owned.
4. If you need to pay a remainder of the rent or the security deposit and will do that by any online payment method we provide, we will leave the keys with the doorman in an envelope, where you check yourself in (all relevant information will be in our contract). If you ride with our driver he will pass the keys to you instead. We expect the payment within 24 hours after arrival.
5. If you need to pay a remainder of the rent or the security deposit and you do not have it at arrival in cash or you do not pay it online, and we need to come back to receive that, we will charge Euro 50 for this and will be deducted from your security deposit.

Check-out time
Check-out time is at 10.00 AM (10.00 hours). We understand that flights are also after 18.00 hours. If you would like to stay past 10.00 AM this is considered "Late Checkout" and the charge is an extra 1/2 day. Please advise us when you make the reservation if you would like to book late checkout or 10.00 AM time checkout will be assumed.

Checkout procedures
When you leave the apartment please turn off the a/c, gas, lights, lock the door and give the keys to the doorman on the way out. If you ride with our driver you can pass the keys to him. If you paid the security deposit in cash, there will be someone coming to the apartment to hand it to you or the driver (if booked) will give it to you.

You are responsible for returning the apartment in the same condition that you received it
Please make sure dishes, pots, and pans are cleaned and put away. Please take out all trash and throw down the garbage chute in the hallway. The cleaning fee you paid is for normal cleaning, sanitizing, vacuuming, dusting and laundry. If additional cleaning is necessary then you will be charge an extra Euro 25 and will be deducted from your security deposit.

You are responsible for any damages to the apartment
Tenant agrees to accept liability for any damages caused to the property by Tenant or Tenant’s guests. If damage occurs, Tenant agrees to compensate Online Real Estate Rentals for all the costs to repair or replace the damaged items.

You are responsible for towels and linens in the apartment
Towels and Linens are very expensive in Rio. If any are missing or stained we need to charge you for replacement. Towels are BRL 20 each and linens are BRL 100 each for single bed, BRL 150 for a double bed, BRL 200 for a queen size bed and BRL 250 for a King size bed and will be deducted from your security deposit.

No Pets and No smoking in the apartments
The owners do not permit smoking or pets inside the apartments. If it is discovered that you have violated this rule there is a Euro 100 fine (and will be deducted from your security deposit) and you may be asked to leave the apartment.

Noise
Our apartments are located in upscale residential buildings with upper class Brazilian families and professionals. Please respect your neighbors. Have a good time, but please keep the noise down. Especially after 21.00 hours when folks are going to sleep. We do not want complaints.

Use of Air Conditioner
Electricity is extremely expensive in Brazil. We ask that you please turn off the a/c when you are not in the apartment. If it is discovered that you are leaving the a/c on when you are not inside the apartment then you will be charged an extra Euro 5 per a/c per night and will be deducted from your security deposit. It is also a safety hazard to leave these a/c’s on when you are not there.

Toilet paper, soap, cleaning material, etc.

We will provide at least 1 role of toilet paper per toilet. We do not provide soap, shampoo, cleaning materials, etc.. We expect from our guests that they will buy additional toilet paper and all soap, shampoo, cleaning materials, etc.. Things left behind, will not be refunded or compensated.

Complaints

If you have any problems or issues with the apartment, please contact us immediately via email or phone. Please do not wait until you get back from vacation to let us know about issues. Email us as they happen so we can remedy the situation.

Guests
Some apartments do not allow guests, but most of them do. This will be informed to you at reservation. If guests are allowed, they cannot stay during the night. If they stay at the night, they are seen as tenants and extra fees maybe be charged.

We are not responsible for any lost or stolen property or damages
You are 100% responsible for your property. The apartments are safe but you are responsible for your own property.

Hold Harmless

RG International B.V. does not assume any liability for loss, damage or injury to any persons or their personal property. Nor do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, cable TV, internet, or plumbing. Nor will RG International B.V. accept any liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.

Accuracy of Information
The photos and descriptions of the apartments on our website, emails, contracts and other communications may be different than the actual when you arrive at your apartment. This is due to the nature of the apartments themselves. Owners may paint the walls & ceilings, may add new utilities to it (or remove them), things get broken and are not replaced/fixed yet, bedlinen & towels used for photos may be different from those that you will find in the apartment, furniture can be replaced, changed or slightly damaged, etc. We try to update our information as best as possible and we do have certain procedures in place, but it is not possible to be 100% correct (even if we try to). This is not meant to scare you, but to explain the possible situations that might occur when arriving in Rio de Janeiro. Therefore no refunds are given due to these situations, where such differences occur, and by renting one of our apartments you agree with this statement.
